Aghards House is a multi-tenanted commercial development located in the middle of a large residential area in Celbridge, a bustling commuter town. The property houses 3 tenants of mixed commercial use, hairdresser, retail unit and creche, over 2 floors. The landlord required a property management team to renew leases, resolve tenant issues and regularise lease agreements.
O’Neill and Co were identified as having the local knowledge and asset management expertise and were selected to manage the project. On appointment O’Neill and Co renegotiated expired leases which included the introduction of a service charge for maintenance of the property common areas. Longer lease terms were negotiated for all tenants and a new operator appointed to take over the creche.
The landlord now has stable rental income for the foreseeable future. O’Neill and Co manage the ongoing tenant relationships including future rent reviews and maintenance requests. The property is well maintained and both tenants and landlord are in agreed leases with favourable terms for both parties.
