Rent Reviews

Most leases will have rent review clauses that set out how the rent review is to be agreed which is usually based on Market Rental Value. Leases have an upward and downward rent review clause, our advice will consider the lease terms and how these might affect the outcome of the rent review. We will also negotiate on your behalf with the other party’s surveyor to ensure that the rent agreed is the correct amount.

Lease Renewals

For the landlord, we will consider the terms of the lease and its impact on investment value. We will advise whether short or longer term plans include the wish for redevelopment, perhaps necessitating the need for a break clause. For the tenant, we will assess their future requirements for expansion, possible down-sizing or relocation and how this should be reflected in the lease terms.

Darac has a wealth of experience in all aspects of the residential and commercial property industry built up over the last 25 years both in Ireland and UK. Darac holds an honours degree in Estate Management from South Bank University, London. Darac holds membership of the Royal Institution of Chartered Surveyors (RICS) and the Society of Chartered Surveyors Ireland (SCSI) and is an RICS Registered Valuer. Outside the office Darac is chairperson of Sherrard House which provides residential care for vulnerable young adults. Darac also has a keen interest in horse racing and farming.

Stephen has over 15 years of experience in the property industry, dealing with a multitude of sales, lettings, acquisitions, valuations and rent reviews for commercial, residential, industrial and agricultural properties. He is also experienced in commercial property management having managed portfolios on behalf of institutional investors. Stephen holds a BSc (Hons) degree in Estate Management and holds associate membership of the Society of Chartered Surveyors Ireland (SCSI) and the Royal Institution of Chartered Surveyors (RICS). Stephen is also an RICS Registered Valuer.
